16 Broadway Market – London, UK

2020 – Built

The project follows the design principles of 6 Broadway Market Mews, a building in the vicinity completed by the practice in late 2018. The scheme for 16 Broadway Market involves the refurbishment of the existing shop and duplex flat above, and construction of a rear extension to provide a new triplex flat. As with No. 6, most of the existing brick structure at ground floor level was retained as a plinth for a new lightweight timber frame extension, that will be exposed to the interior, and clad in light grey standing seam metal.

The design of the building takes formal cues from the neighbouring sequence of existing back buildings, in particular No. 14 Broadway Market, which was completed in 2001 by Peter Barber Architects. No. 14 is recognisable in the area due to its distinctive vaulted shape, covered in white render, as well as the way in which it establishes a strong and respectful relationship with the existing Victorian house. Daylight penetration is maximised through the incorporation of a central courtyard, that also helps to establish a clear visual definition between the volumes.

No. 16 takes these fundamental elements as a basis: the courtyard and the strong characteristic shape, to create a playful composition with the ensemble of adjacent buildings. The resulting intervention helps to unify and complement the rhythm of existing buildings along the rear terrace, whilst achieving a balance between improvement of the retail function, and the design of a high-quality new home to the back.

16 Broadway Market was awarded a 2023 RIBA London Award.
